Investment and financing

Two numbers matter: the design fee, agreed first, and the build price, fixed from the drawings. Here is how both work.

Design fee

$ owner's fee for a typical garden, set by size and complexity. It covers the site survey, two concepts, the planting plan, construction drawings and a fixed build price.

Construction

Typical ranges, set by the studio from its own recent gardens:

  • Planting and garden renovation: $__k to $__k
  • Patios, terraces and walls: $__k to $__k
  • Outdoor kitchen and fire: $__k to $__k
  • Lighting: $__k to $__k
  • Whole garden, designed and built: $__k and up
  • Minimum project size: $__k

Payments

A schedule tied to stages you can see, set out in the contract: deposit, stage payments, final payment on walkthrough. Washington law limits how deposits work on some contracts; the owner confirms the schedule with their contract.

Financing

Pay over time through lender name. Example: a $ amount project over term at APR is about $ per month. Illustrative only. Rates and terms come from the lender and depend on credit approval.

The stages you pay for

  1. Site visit. We walk the lot with you, look at the slope, the light and where the water goes, and talk budget plainly.
  2. Concept. Two directions on paper, a rough plant palette and a construction range, so you can choose before committing to full drawings.
  3. Design and drawings. Measured plans, planting plan, details and a fixed build price. The design fee is agreed in writing before we start.
  4. Build. Our own crew, one project lead, the site tidied every evening. Planting goes in last, in the right season.
  5. Care. Seasonal visits for the first years: cut-backs, mulch, irrigation checks and the small corrections every new garden needs.

Questions

Why is design a separate fee?

Because a fixed build price needs finished drawings, and drawings take real time. Paying for design separately also means you own the plan and can build it in phases.

Can we build in phases?

Yes. Many gardens are built over two or three seasons: drainage and hardscape first, planting and lighting after. The drawings show the phases and price each one.

Do prices change once we sign?

The build price is fixed from the drawings. It only changes if you ask for a change, or if we find something nobody could see, such as buried concrete, and then you see the cost in writing before we proceed.

What is your minimum project size?

The owner sets it, and it is shown here so you know before you call.
